Initial
Consultation
Our complimentary initial consultation offers an informal opportunity to discuss your project in detail. We understand that embarking on a home improvement journey can feel overwhelming, so clear communication is our priority. During this session, we’ll explore your vision, assess the feasibility of the project, and suggest potential design approaches.
We’ll also outline the process, timescales, and follow up with a comprehensive quotation summarising the consultation and our services.
Measured Building Survey
If you choose to proceed, the next step is a measured survey. This involves a site visit, typically lasting around an hour or two depending on scale and complexity, which allows us to create a true representation of your property. During this visit, we’ll also refine your brief to ensure every detail is captured.
The measured survey will form the basis for producing a detailed set of planning drawings and/or a detailed set of construction drawings depending on the project type.
Draft Design
Typically, we create a proposal based on your brief which creates a base plate to develop and refine the design to your satisfaction.
The proposal is initially emailed across to the client so that they can digest at their leisure. Once reviewed, an in person meeting can be arranged or comments can be relayed via most forms of telecommunications.
Planning Applications
Most residential projects require planning consent; however, some may fall under Permitted Development Rights. During the initial consultation, we’ll clarify whether your project needs a full planning application or if a Certificate of Lawfulness suffices. This certificate confirms that your development complies with permitted development regulations.
Acting as your agent, we’ll handle the preparation of detailed drawings, complete the necessary application forms, and submit them to the council. We’ll manage the entire process, liaising with planning officers and providing updates as needed to ensure a smooth process.
Building Regulations
Once planning is secured, we'll create a building regulations package. These detailed plans ensure compliance with current regulations and provide essential construction guidance.
We’ll handle the application process, liaise with building control, and ensure timely approval. Post-approval, we’ll remain available throughout the life cycle of the project for any queries you or your builder may have and we can recommend trusted contractors for quotations. While we don’t conduct structural calculations, we can advise on sourcing quotes and coordinating structural engineers.
